PHASE 1: RESEARCH (3–6 Months Before Your Move)

Define Your Non-Negotiables

Before you look at a single listing, get clear on what matters most: school quality, commute time, walkability, proximity to family, outdoor access, neighborhood character. Know what you can compromise on and what you can’t.

Research Areas Virtually and In-Person

Use Google Maps, neighborhood review sites (Niche, AreaVibes), and social media local groups. Then visit. Spend a full day or weekend in neighborhoods you’re considering. Walk the streets at different times. Visit a grocery store, a coffee shop, a park.

Understand the Local Market

Every real estate market is different. Hire a local buyer’s agent early — before you’ve found a specific home — to help you understand pricing, inventory dynamics, and what to expect in the offer process.
